Condominium(Shared Ownership)

A condominium (often shortened to condo) is a type of real estate ownership where:

  • A person owns an individual unit (such as an apartment or townhouse) in a larger building or community.
  • The common areas (hallways, staircases, gardens, parking lots, gyms, swimming pools, etc.) are jointly owned by all unit owners through an association (often called a Homeowners’ Association or Condominium Association).
  • Each owner has a title deed to their unit and shares responsibility for maintenance of shared spaces.

Example: If you own a condo in Kigali, you own your private apartment, but the lobby, elevator, and parking lot belong to all owners collectively.

The law governing the condominium in Rwanda

Law No. 15/2010 of 07/05/2010 “Creating and Organizing Condominiums and Setting up Procedures for their Registration” is the law that governs condominiums in Rwanda. RwandaLII

The law defines what a condominium is, sets rules for how units and common elements are handled, how the condominium and its units are registered, how associations of co-owners operate, rights and duties of owners, etc.
